Technical System

Configured from real structural options

Every module is the same engineered system: a 5950 × 3000 × 2800 mm detachable frame with documented floor, roof and drainage assemblies — not a converted shipping box.

Galvanized steel frame

Corner columns, top and bottom frame beams and bolted corner joints form the load path. The frame is engineered for repeat disassembly and stacking.

Floor structure

Floor beams and purlins carry an MGO board deck finished with PVC floor leather as standard. Wet areas can switch to cement board.

Roof structure

Roof beams and purlins support glass wool insulation under an external roof sheet, with the ceiling layer closing the cavity from inside.

Drainage system

Integrated gutters collect roof runoff into concealed corner downpipes, keeping facades clean and discharging water away from the base.

From flat-pack delivery to handover in 12 documented steps

Four workers assemble one standard unit in about three hours — no crane, no welding, all parts man-portable. LEGO-style bolted assembly: frame first, roof before walls, services before handover.

    Site & Foundation Check

    Confirm a level, load-bearing base — concrete slab, piers or hardened ground — per the selected foundation option.

  2. 02

    Unpacking & Parts Inventory

    Open the flat-pack bundle, verify all frames, panels and fastener kits against the packing list.

  3. 03

    Bottom Frame Positioning & Leveling

    Place the galvanized bottom frame on the foundation, level it and align the corner castings.

  4. 04

    Floor Boards

    Fix MGO boards (dry areas) or cement boards (wet areas) onto the floor purlins.

  5. 05

    Corner Columns

    Bolt the four corner columns into the bottom corner castings — no welding required.

  6. 06

    Top Frame & Roof Purlins

    Lift the top frame onto the columns, bolt the corner joints and fit the roof purlins.

  7. 07

    Roof Insulation & Roof Sheet

    Lay glass wool insulation between purlins and fix the external roof sheet.

  8. 08

    Gutters & Downpipes

    Install the integrated roof gutters and connect the concealed corner downpipes.

  9. 09

    Wall Panels

    Slot the insulated sandwich wall panels into the frame channels around the perimeter.

  10. 10

    Door, Windows & Joint Sealing

    Install the door and window packages, then seal all panel joints with silicone.

  11. 11

    Ceiling, Electrics, Floor Finish & Pod

    Fit the ceiling layer, connect pre-wired electrics and lighting, lay the floor finish and install the bathroom pod if selected.

  12. 12

    Inspection & Handover

    Run the drainage and electrical checks, complete the snag list, clean the unit and hand over.

Each detachable module ships disassembled as a compact flat-pack bundle, protecting panels and frame members in transit.

Container-optimized

Bundles are dimensioned for standard container and breakbulk loading, reducing wasted volume and freight cost per unit.

Packing lists, loading plans and assembly references are prepared per shipment for customs and site teams.

Site logistics

Unloading equipment, local transport and installation labor are arranged locally or quoted separately on request.
